Stamp Duty on
Property Purchase
Payable to the Office of State Revenue. This is usually
paid before settlement. There are exemptions available
for first home buyers.
Stamp Duty on Mortgage
This is based on loan amount and usually paid after
settlement. Again, there are exemptions available for
first home buyers.
Registration of Title Transfer
This is a fee charged by the State Government for transferring
property.
Registration of Mortgage
This is a fee for registering a mortgage.
Solicitor/Conveyancer costs
Fees paid to the solicitor or conveyancer for completing
searches on the property and attending settlement.
Loan Establishment Fee
A fee charged by lenders for processing a loan application.
It usually includes one standard valuation and the cost
of preparing legal documents.
Mortgage Insurance
A one off fee charged by mortgage insurers for loans
where the loan amount is greater than 80% of the property value.
Settlement Attendance
A fee charged by the bank for attending settlement.
Additional Valuation Fee
A fee charged by the lender for completing more than
one standard valuation or requiring a valuation for
a property worth more than $1m (this varies for each lender).
Additional Security Fee
A fee charged by the lender for a loan with more than
one property as security.
Discharge Fee
The fee charged by the lender for discharging the mortgage.
In addition, there may be loan break costs and deferred establishment fees
Break Costs
These relate to the penalty fees charged when a borrower
terminates a fixed-rate loan contract before the expiry
of the fixed-rate period.
Service Fee
There is usually a monthly fee charged by the lender.
Switching Fee
A fee for changing from one loan product to another product.
Early Repayment Fee/ Deferred Establishment
Fee
Generally lenders will charge a fee if you discharge your loan
within a period of 3-5 years, however each lender is different and
it depends which product you have selected.
